What is The Village at Blacksburg?

Is The Village at Blacksburg part of Virginia Tech?
Although nearly all residents at The Village are students at Virginia Tech and it is just minutes from campus, The Village is privately owned and professionally managed. Click here for more information about the ownership and management.
Can I live with friends, or can you match me with roommates?
You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.
What are per-person contracts?
Instead of requiring all roommates to sign a joint lease, each person at The Village has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.
What is included in the rate?
Each resident at The Village pays a flat rate that includes:
- Internet with speeds up to 1 Gigabit
- Water/sewer (Village West)
- Trash removal
- Washer and dryer in each apartment
- Community features — pool, fitness center, etc.
Are the apartments furnished?
Yes. All apartments feature a full set of furniture, including a leather-style living room set, full-size beds, desks and chairs, dressers, coffee table and dining furniture. To see a sample of the furniture and other finishes, please visit our model apartments.
When do the contracts start and end?
The standard term is August 23, 2019 to August 1, 2020, with payments made in 12 equal installments. Limited alternate dates may be available; please inquire with our staff.
Can I pay by credit card?
Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Village also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.
Will my financial aid cover charges at The Village?
Your living costs at The Village can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Village. Normal payment deadlines will continue to apply.
Is The Village at Blacksburg open to non-students?
Most of the residents at The Village are students at Virginia Tech. The per person contracts are also designed with students in mind; nonetheless, The Village is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired apartment.
What kind of security is provided?
The Village provides courtesy patrols during evening hours, plus security cameras in select locations. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.
What are the policies on smoking, guests and pets?
Smoking is allowed in an apartment only if all roommates consent, and will require deep-cleaning fee at the end of the term. All clubhouse areas are non-smoking. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests. The Village is a no-pets community, except fish in small tanks approved by management.
Can I park my vehicle at The Village?
The Village at Blacksburg offers free surface parking for all residents. Limited guest parking is also available at no charge.
What other transportation options will I have?
The Blacksburg Transit (BT) Progress Street, Tom’s Creek and University City bus routes all stop right in front of the The Village at Blacksburg as often as every 5 to 10 minutes, seven days a week, with extended evening service to 2:30am on Friday and Saturday nights. Virginia Tech and downtown Blacksburg are just minutes away.
